The third-party search fees are based on a selected postcode within the state of Queensland and a standard property (being house/land/apartment/villa/townhouse). Depending on your circumstances or the nature of the transaction, the third-party search fees may vary.
For purchase/transfer transactions (townhouse/unit/villa) our standard searches include current title search, plan image, land tax certificate, department of transport and main roads search, rates balance check, special water meter reading and body corporate information certificate. A list of recommended searches will be provided to you during the conveyancing process.

The free pre-signing contract review is strictly limited to a standard REIQ or ADL contract format. Fees may apply for alternative contract formats. The free pre-signing contract review does not include any costs associated with us obtaining property searches or the time associated for a qualified lawyer to consider and advise on the search results. Fees may apply for a qualified lawyer to obtain and review and advise on the searches and draft special conditions. Third-party costs will be payable by you.
Our online quote includes administrative costs such as legal stationary, phone calls, facsimile, photocopying, archiving, and scanning.
Our online quote is based on electronic settlement (PEXA). Additional fees will apply for our agent to attend settlement in person (paper settlement).
Your file will be managed by a qualified lawyer who may be assisted by a paralegal or administrative assistant.
Our online quote is based on a typical conveyance. In Victor Legal’s sole discretion any additional attendances on your file that are outside the scope of a typical conveyance, then additional fees may be charged at our hourly rate of $550.00, including GST which is charged in 6-minute units.
A typical conveyance does not include off-the-plan purchases, leasehold, timeshare, separate title requests, or contracts that are not in the standard REIQ or ADL formats.
A typical conveyance does not include us engaging in extended negotiations with the opposing party and/or their representative over contract terms, property defects, purchase price under the contract, negotiating early possession terms, implied warranties, issues with tenants, buyer’s default, latent defects, inclusions and exclusions, vacant possession, satisfying financier requirements including extending milestones under the contract, problems with obtaining a Foreign Resident Capital Gains Withholding Clearance Certificate, disputes about payout figures, disputes about title defects, actual or contemplated litigation arising directly or indirectly from the conveyance, or such other work that Victor Legal considers in its sole discretion falls outside the scope of a typical conveyance.
A typical conveyance is based upon a 30-day settlement period. If settlement is brought forward, Victor Legal reserves the right to charge an early settlement fee of $273.90, including GST.
All third-party costs are charged to the client at costs – there is no margin added, surcharge or mark-up.
